My name is Brent Smith, a licensed Realtor in both Kansas and Missouri. I work exclusively with real estate investors or individuals interested in becoming real estate investors in the Kansas City metro area.
There are many important differences between the services I provide and that of a typical real estate agent. As a real estate investor, it is important to understand those differences before deciding which agent to work with
Trained to work with primary homebuyers and/or sellers who are looking to buy or sell a personal residence. The properties that a primary homebuyer will buy and the properties an investor (should) buy are generally very different.
Investor Friendly Agent
Has an understanding of the market, a general understanding of what makes a good investment versus a bad investment, and can help find properties that match the investor’s goals.
What I do different
- I work exclusively with real estate investors and I limit the number of clients I work with at one time to focus on the quality of service I provide. For the right opportunity to work with the right investor or investor group, I will offer complete exclusivity.
- I understand how investors think, strategize, and plan and I have a particular set of skills and knowledge that not every agent possesses.
- I am proficient in evaluating various real estate niches (e.g., single family, multifamily, etc.) and strategies (e.g., fix & flip, buy and hold, etc.) and provide my clients the details necessary (e.g., cap rate, cash flow, return on investment, after rehab value (ARV), estimated rehab costs, etc.) to make an informed decision that best aligns with their goals.
After establishing an investment criteria, I save my clients time by running the numbers on potential investment opportunities prior to sending them any details so they are not wasting their time reviewing deals that are not really deals. I can also assist clients in other various tasks that they are currently tackling on their own that they would prefer to delegate to free up some of their time to focus on higher priority items.
I am versed in the various creative financing options (e.g., conventional mortgage, FHA, 203K, HELOC, hard money, private money, lease-options, seller financing, etc.) that exist for investors and can help investors find the best financing option for their specific situation.
And the best part is, in most cases, everything mentioned above comes at $0 out-of-pocket cost to the buyer. That’s right. Under the law, I have fiduciary duties to the buyer, but in most cases my services are 100% paid for by the seller, making my services in most cases to buyers or potential buyers free.
I would be a valuable member to any investor’s team. Investing in real estate and helping others succeed at doing so is something I am very passionate about. I have a formal education in accounting and fourteen years of on the job experience in finance and sales. I have a strong work ethic. I am very responsive. And most importantly, I am very direct, honest, and up-front.
